What should I expect from working with DianaFindsLeases.com?
Renters can expect expert knowledge on the Houston and surrounding areas rental markets and professional guidance on the leasing process. Once you have completed our “Sock It To Me form”, Diana will typically reach out via call or text to connect & confirm your search details.  Diana will then send you listings that meet your criteria. From there you can expect her to make the calls to confirm pricing and availability, schedule property tours, and guide you through the application and leasing process.
What requirements are necessary to qualify for a rental home, apartment, condo or townhome?
1). Make 3 times the rent amount (most properties ask for pay stubs, bank statements, or tax returns as your proof of income)
2). Have a credit score above 600
3). Do not have any active rental debt
4). Do not have any broken leases or evictions on your rental history
5). Do not have any felonies on your record
Will my rental rate change if I use an rental locator?
Absolutely not. The rental price you see on each listing is the price you will pay regardless if you use a locator or not.
Can you get me better rental prices?
Sometimes with apartment it is possible, but that is not always the case. Unfortunately, most property managers have set pricing and will not change rates for applicants. However, if they need to hit certain occupancy rates they may toss in an extra rent special, waived application fee, or waived deposit.
How do I make sure Diana, my Locator, gets credit for helping me?
It is so simple! Please list the following information on the guest card and all applications (paper apps and online apps):

List this info on your guest card before your tour and AGAIN as your apartment locator/referral source on your rental application when you apply for your new home. This is the ONLY way Diana will get credit for helping you out.
What information will Diana, my Locator, need to get credit for my move-in?
We need a few pieces of information in order for your agent to get credit for your lease.
This information includes:

Can you direct me to a safe apartment complex/safe part of the city?
As Licensed Real Estate Agents, we are not allowed to discuss safety or any demographic questions due to fair housing laws. However, based on your apartment search requirements we can help narrow down the listings into a neighborhood & home we think you would love!
Does my significant other have to be on the lease?
 Yes, in Texas, any occupant over the age of 18 residing in the unit must be listed on the lease agreement.
When should I start touring apartments?
A). It is best to tour after you have notified your current apartment complex 60 days before leaving the community that you will not be renewing your lease. Property touring should start anywhere from 30-40 days out from your move-in date. If you are relocating and only in town for the weekend, applying and locking in a deal during your trip is a great idea as well.
B). Apartment pricing and availability is subject to change every 24 hours, so it's a good idea to start early. However, if you like what you see during your tour, please inform Diana immediately to lock a discounted price and then put in your application ASAP so you do not miss it!
Can I change my mind after I apply for an apartment?
Yes, you can always cancel an application if you change your mind. You may lose your application fees, but that is a small inconvenience when you are are thinking about where you will be living for the next year or more.
​How is rental locating a free service to renters?
Rental Home Locating is free to renters because the property managers/owner pay a referral bonus to Locators for helping to fill their empty homes in an effort to maintain ideal occupancy levels.
